Here's the deal
This is a custom built 20 year old house. It's a bright happy place with lots of windows and light.
The back yard is used for a portrait park and looks more like a playground and/or a campground.
It's surrounded by nature in a great location.
It's not a brand new or newly remodeled house. It is not in perfect brand new condition.
If it were the price would be much higher then it is.
If you don't own a tool box or know a good handy man: THIS HOUSE IS NOT FOR YOU.
If you don't like deer and other critters hopping through your yard: THIS HOUSE IS NOT FOR YOU.
If you don't own a riding lawn mower and a weed wacker: THIS HOUSE IS NOT FOR YOU.
If you don't like being surrounded by trees and grass: THIS HOUSE IS NOT FOR YOU.
If you don't like shoveling a long driveway and long sidewalk: THIS HOUSE IS NOT FOR YOU.
If, however you like riding your go-kart or your horse out back: This is your house.
If you like country living but also like to get to the city fast: This is your house.
If you like having big family get togethers inside or out back: This is your house.
DETAILS:
Making memories is what this house has to offer. Fall brings beautiful colors in the forest and last of the season tomatoes, peppers, potatoes, pears, apples and onions fresh from the garden. Eggs from the chicken coop make a great breakfast for everyone, not to mention the baking you can do in the awesome kitchen. It has lazy susans in the corner cabinets and pull out drawers in the pantry you will never lack for cabinet space or counter space. I do spend a lot of winter days in my kitchen baking and hanging out with the grand kids. With the kitchen open to the dining room and living room it is perfect for big family gatherings, like Christmas or even a wedding. There is even a laundry chute right by the laundry room how cool is that? We run our photography studio out of our basement but it would be a great apartment for mother-in-law quarters too. The back yard is fenced so the kids have a great place to have adventures even a "Bridge to Tarabithia " in the forest where you might see a deer or two. It is also great for family bon fires and picnics. Summer is the time to enjoy the strawberries, blueberries and raspberries fresh picked every morning and don't forget the apricots. There is so much wildlife behind the fence in the big field we have seen bald eagles, deer, turkeys even coyote travel around out there.
QUESTIONS:
--What is wrong with it?
AC/Heat works perfectly but is not new.
Windows don't leak and work fine but could be replaced.
Carpet is fine but not new so it could be replaced.
Kitchen is amazing but doesn't have the modern remodel job the TV tells people it should be.
Siding on the outside has some wood rot in places, most of the siding is fine, maybe a fresh coat of paint.
--Why are you selling it?
Downsizing, our kids have moved out and we don't need a 6 bedroom house for 2 people.
--Will you rent it?
Would rather sell it, but would consider renting it for about $3500 a month and a LARGE security deposit.
--When can I look at it?
We operate our photography studio out of the finished walkout basement so it's a challenge for drop ins. So we schedule showings on every other weekend.
Do to the amount of investors looking at it we require you to fill out a short app so we know who is coming into our home.
--What if we want more info?
Please feel free to call or email. 913-648-6625 tgalyean@aol.com
--I'm an agent, will you list your house with me?
No thank you, not at this time. I'm trying to keep the house price as low as possible and an agent would add $20k + to the price.
